Denver real estate posted record numbers in 2020
A new calendar did not, by itself, reset the numbers. Through a pandemic year, Denver’s housing market posted record-breaking increases in 2020.
The eleven-county metro saw month after month of low inventory. Houses that were prepared and priced with discipline moved. Houses that asked the market to be sentimental sat, even in a frenzy — there is always a price that is too proud.
The record was not magic. It was math: more households chasing fewer listings, with financing that made a stretch feel possible. The people who did well were the ones who got clear early.
That is still the work — clarity before the tour, not after the third counteroffer.
